Typical estimate for an RCC-framed house of 1,000 sq ft built-up (all floors together), ground plus one floor, M20 concrete and brick walls. Each price is our delivered price in Chennai on the date under the table, rounded as on that item's Chennai price page, which carries the current figure.

Prices as of 2 October 2026 for jalli and sand and 1 Oct 2026 for TMT bars and bricks; each cost is the price times the typical quantity. The Chennai price page of each item carries its current figure.
Typical estimates, not a bill of quantities: add 5–10% for wastage. Jalli and sand prices include 5% GST and exclude royalty; TMT bars and bricks are before GST. Crushed stone is sold by the full 16–20 MT tipper load, so small items such as 12mm are ordered together with your engineer's full list.
- Jalli and sand: ₹48,600 for the jalli and ₹55,500 for M-Sand and P-Sand.
- TMT steel: ₹2,27,800 for about 4 t; 8 mm and 10 mm bars cost a little more a kg.
- Bricks: ₹1,27,400 for 12,000 red clay chamber bricks; fly ash bricks cost less a brick (₹7.85 per brick before delivery).

Where the quantities come from
They are the per-1,000 sq ft figures of our materials guide, worked from common engineering rules of thumb and labelled as typical estimates:
- Concrete: about 27 m³ of RCC and 5 m³ of PCC per 1,000 sq ft; each m³ of M20 takes about 1.3 MT of 20mm jalli and 0.7 MT of M-Sand.
- Steel: 3.5–4.5 kg of TMT per sq ft of built-up area; the bar-bending schedule gives the real weight.
- Bricks: about 28 m³ of brickwork at 410–445 bricks per m³ with 10 mm joints.
- Plaster: about 9 MT of P-Sand for walls and ceilings.

Typical estimate: for an RCC-framed G+1 house, from the per-1,000 sq ft figures in our quantity guide (400 bags of cement, 3.5–4.5 t of steel, 35 MT of 20mm jalli, 38 MT of M-Sand, 11,500–12,500 bricks per 1,000 sq ft); the engineer's BOQ governs. The block figure assumes the same wall area at 108 blocks per 100 sq ft. Delivered prices come from our live price list; cement is supplied factory-direct and its rate page shows our indicative rate, so it carries no price here.

What the total leaves out
- Cement: about 400 bags of 50 kg for 1,000 sq ft (typical estimate); we supply it factory-direct, and the OPC 53 cement rate page shows our indicative rate.
- Royalty and levies on the crushed stone, billed at actuals with each load.
- Labour, shuttering, water and electricity for the work itself.
- Finishes and services: tiles, doors, windows, paint, plumbing and wiring.
Ordering in stages for a Chennai site
- Foundation: 40mm jalli for PCC, then 20mm jalli and M-Sand for the footings, with the first TMT bars.
- Columns and slabs: 20mm and 12mm jalli, M-Sand and the rest of the TMT bars, one slab at a time.
- Walls: bricks by the 6-wheeler load of about 3,000, with M-Sand for the mortar.
- Plaster: P-Sand by the tipper load when the walls are done.
